The Playbook is a two-step system for renters who want to buy: first get the math right, then build a plan with a local expert who gets you ready. Step one shows why the rent you already pay can become something you own. Step two turns that into a month-by-month plan, even if you think you’re a year or more away.

If buying feels impossible right now, with high prices, high rates, and a down payment that seems out of reach, you’re not alone. Most of the real estate industry wants buyers who show up already ready. Nobody hands renters a plan for the months before that.

So I built one. I’ve been refining this playbook for 20 years with first-time buyers. It comes down to two ideas:

  1. Change the math. Stop comparing rent to a mortgage payment and start comparing what each one actually does for you.
  2. Change the order. You don’t get ready and then hire the team. You hire the team and they get you ready.

The Playbook at a Glance
At $2,300 a month in rent, you’re already covering about 79% of a $2,900 mortgage payment.
A real rent vs mortgage comparison has seven columns, not one.
Most buyers should save 8% of the price, max, not 20%.
Start planning with a local expert now, even if you’re 12 months out.

Part 1: The Rent Replacement Strategy

The Rent Replacement Strategy means replacing your biggest monthly bill, your rent, with a payment that builds something you own. You’re not adding a new expense. You’re redirecting money you already spend.

Here’s the number that changes how people see it. Typical single-family rent is around $2,300. A $400,000 home with 5% down runs roughly $2,900 a month, all in. That’s $600 more, but your rent already covers 79% of it. The question isn’t whether you can afford a mortgage. It’s whether that extra 21% buys you more than it costs.

Why is rent vs mortgage the wrong comparison?

Because it only counts one column. Rent buys you 30 days of shelter, then it’s gone. A mortgage buys shelter plus four things most people never count:

What most people compare What they leave out
Upfront cost Principal paydown: part of every payment shrinks your loan
Monthly rent A fixed payment: principal and interest never go up
Monthly mortgage payment Appreciation: your home’s value can grow
Tax benefits: deductions, plus tax-free gains when you sell your main home

Landlords have always run this seven-column math. It’s why they’ll happily lose money on a rental for years. Your rent is already paying down someone else’s loan. The Rent Replacement Strategy puts that same math to work for you.

What if prices stay flat?

Even with zero appreciation, the math can still hold up. Loan paydown and a fixed payment keep working while rents keep rising. The full breakdown, including how your tax situation changes the result and the honest case for renting, is in Part 1.

Part 2: The Last Lease Ever Plan

The Last Lease Ever is a 12-month plan built around three numbers: your credit, your monthly debt, and your savings. You map where you are today, set a goal for each, and take small steps every month until the math says go.

It starts with two 45-minute meetings, one with a first-time buyer specialist realtor and one with a lender. You walk out with your starting numbers, your goal numbers, and your first month of action steps. There’s no upfront fee and no pressure to buy on anyone’s schedule but yours.

How much do you actually need to save?

Most buyers should save 8% of the price, max: 5% down plus 3% for closing costs. You don’t need 20% down. That’s a myth.

Target home price 8% savings goal
$200,000 $16,000
$400,000 $32,000
$800,000 $64,000

That goal often drops as you go. Seller credits and down payment assistance programs can cover part of it, and your team watches for both.

Why start before you feel ready?

Because your best deal happens in the months before you write an offer, not at the offer table. Starting early gives you time to fix your credit, lower your monthly debt, find programs you qualify for, and make sure your team is the right fit. Better to find out eight months early than eight days before closing.

Ready to Start Your Playbook?

You don’t have to be ready to start. You just have to start. Ask me a question directly, or ask for a Unicorn team near you. That’s a local first-time buyer specialist and lender who care more about how you buy than when you buy.

It’s free, and there’s no obligation. You can pause, extend, or walk away from your plan anytime. (Full transparency: if you buy with a team we refer, that agent pays How to Buy a Home a referral fee. You never pay us anything.)
